Since you\u2019ll use it for several years, the cost has to be spread over time, this is called depreciation.<br \/>\u200b<br \/>\u200b<b>In short:<\/b> each year, you will deduct part of the purchase price from your taxable income.\u200b<br \/>\u200b<\/p>\n<h2 id=\"h_14055a0951\">What can you depreciate (and what can\u2019t you)?<\/h2>\n<p class=\"no-margin\">\u2705 <b>The part of the building used for professional purposes: <\/b><br \/>If you buy a property and use it for work, only the business-related portion can be depreciated. For example, if your home office takes up 25% of your house\u2019s surface, you can only depreciate 25% of the building.<br \/>\u200b<\/p>\n<p class=\"no-margin\">\u274c <b>The land : <\/b><br \/>Land doesn\u2019t wear out, so it can\u2019t be depreciated. Only the building itself is depreciable.<\/p>\n<h2 id=\"h_cf4d4d12b9\">How do you split the value between building and land?<\/h2>\n<p class=\"no-margin\">When you buy real estate, the price usually includes both the land and the building. Since only the building can be depreciated, you need to split the total cost between the two.<br \/>\u200b<\/p>\n<p class=\"no-margin\">There\u2019s no strict legal rule in Belgium, but here are some tips:<\/p>\n<ul>\n<li>\n<p class=\"no-margin\">\ud83e\uddee <b>Make a reasonable and objective estimate.<\/b> You can hire a surveyor (g\u00e9om\u00e8tre-expert) to determine the value of the land and the building separately.<br \/>\u200b<\/p>\n<\/li>\n<li>\n<p class=\"no-margin\">\ud83d\udcdd <b>Include this breakdown in the deed of sale.<\/b> It will strengthen your case if the tax authorities ever question your depreciation.<br \/>\u200b<\/p>\n<\/li>\n<li>\n<p class=\"no-margin\">\ud83d\udcc9 <b>The lower the land value, the more you can depreciate.<\/b> But be careful, if the land is valued unrealistically low, it could raise red flags during an audit.<\/p>\n<\/li>\n<\/ul>\n<h2 id=\"h_0bd987c412\">Can the tax authorities challenge your split?<\/h2>\n<p class=\"no-margin\">Yes, they can. They might suggest a different allocation, usually assigning a <b>higher value to the land<\/b> (which would then reduce your depreciation).
